Site flipping case studies gone wild
So, there are quite a few people that have something to say about site flipping. If you don’t know what that is, it’s basically like flipping a house. You buy a site, fix it up, and sell for profit. But site flipping also includes the creating and selling of brand new sites.
This weekend I linked to a post from Jim of thenetfool.com talking about flipping sites, in my blogger link love post. Well he drew a lot of feedback, and few of my readers went over to check it out.

So, I don’ t know if this person came from my site to Jim’s post or not, but he ended up causing quite a ruckus. Calling Jim stupid, talking about his hair…giving him a wedgie…all kinds of barbaric hogwash.

I know I am going to try to flip some sites because I am always interested in trying something new. But, I know if he gets close to selling these 5 sites for $250, I AM ON IT! Str8 up!

Let me make one thing clear. There is no way he could possibly create 5 new sites worth a net $1,000 in 24 hours. It’s not going to happen. If he does manage to do it, all that would mean is that he’s in his basement right now writing up content, making his templates, all that except for the domain names… which he has researched and ready to go.
If you prepped for an entire week, which I would expect he is doing, than it is POSSIBLE to sell some sites. Possible. At any rate, I’d probably pay $1k not to have to sit in my room for 24 hours straight. Dude’s probably going to be stuck to his computer chair when this is all over.

Joe man…I don’t know what to say. I’m upset about this. I don’t know how your friends could do that to you man. Now, because of their antics, your sponsors have pulled out??

You know I’ve done a bit of flippin’, and although I’m far from an expert, I got a few tricks for a new dog.

Will Big B-Crackhead flip 5 sites in 24 hrs? I couldn’t do it, but it did get my wheels turning and thinking of what could be done to make it happen, and I think he could pull it off. I do agree with Jim in the sense that it requires “preparation” though. Either way, this is a fun challenge to watch and I’m glad it happened.
AnywayI hope you can find a way to at least get the Griddlecakes back man. Although the video rocked, I’m left feeling a little empty with no sponsors.

This is definitely going to be interesting to see. I think it’s possible to do so, but it’s going to be like The Net Fool said above, “Dude’s probably going to be stuck to his computer chair when this is all over.”
Unless he has a team of people working with him (if he’s smart he will), he would be stuck in his room all day working on these sites.
But, hey, whatever it takes to get it done right?

On to the contest. Jim is right that it’s gonna be tough, but I think I’ll pull it off. The sites will be built entirely in one day, but the “preparation” that Jim talks about has been done to an extent. I outsourced the content, and I have 5 new headers being made by my designer buddy. I’ll get the psd’s so that I can change the text depending on what URL’s are available when I get started. So, that’s the preparation, but nobody really expected me to write content for 5 sites in one day did they?
Other than that, the rest will be done on the fly. I’ll put up a post at SiteFlipU today with my gameplan if anyone wants to see it.

Hey Joe! Sorry I missed you on skype! Ok, I liked your video post. First, I read something yesterday someone wrote - that your video posts were so entertaining he watched them like a TV series. The man is correct.
I agree with him - and you should post more videos. You are so funny. …now about your post and “site flipping.” I started out working online by doing this - through ebay. I saw a mortgage website that was pretty bland looking (really boring compared to your designs jk) and it sold for $5,000. I was shocked. It was a boring old mortgage and loan officer website. I didn’t know anything about SEO at that time, but the site was optimized and getting targeted traffic. But, I copied the idea and concept and create a template that I used (to resell these sites over and over again). Sometimes they sold for 100 dollars, sometimes 500 dollars, normally 70 or 80 dollars. I made pretty good money until my brother started stealing my work (seriously) and selling as my competition (my own stolen designs) for 20 or 30 dollars less. So the price kept getting lower and eventually others started copying as well. Ebay was no longer a place for me to use to sell it - but there are tons of opportunities and niches open to do this with. Over the past few years I have create a lot of niche sites that are at top ranking for specific keywords that people are paying money for ads for. I tried to sell one such site to the person who was paying the most for google adwords ads, but he didn’t buy it. It’s still at the top ranking…I Just haven’t had time to do anything. Ok Sponsors need to come back yesterday ok do not deviate from your flow cause its just you, people come here for you not what others want you to be.
On the siteflip contest I have to say that the larger challenge is not to create 5 sites to flip for $1k it is very possible, the task for him is going to be to create the illusion of value, which in this market is not that hard, cruse sitepoint and check out some of the stuff there. I can not wait to see what happens, and who buys what.
I am a site flipping newbie as well Joe and I think we ought to do something in a JV to take care of that!

I just recently learned about site flippin from Suite J’s site. Now all of a sudden the game has been raised to 5 sites flipped in 1 day. How am I ever going to catch up if the bar keeps getting raised? I’m still trying to learn how to do keyword research!

Ya’ll are bugging man. I’ll give anyone 2-1 odds on Jim. Meaning, if you don’t think Bryan can do this, and he does, you gotta give me $500, if he loses I’ll give you $1,000. Ya’ll are crazy man, dude is gonna do this easy, in fact, I’m so confident, I’ll pay you if he only matches 1K. Dudes a monster, he’s my boy so I hear about most of his flips, but dude has bought sites for $200 bucks, and then flipped them the next day with an extra zero on the end.
Come on, to make a site worth $200 bucks isn’t real hard, and if you can’t do it, then you probably shouldn’t be in the game. Come on, think about it. You get a nice domain name, and throw in some hosting. There’s a good $50 bucks, you throw a permium theme on there (maybe even offer one or two in the backend to drive that price up) there’s another $100 bucks, and you offer a product they can sell … BAM, you got a site that is easily worth $200 bucks. They got their domain, hosting, and a permie theme, along with a way to generate a passive income.. It’s not rocket science. The hard part is finding the stuff to sell on the site on the low so you can make that money.

On a serious note, let’s say I wanted to sell my site (I certainly don’t) but how do you transfer everything if you are hosting multiple sites on your server?
Do you just zip it and email?

@Allyn Paul - Hi Allyn, I can answer your question for you. If you are going to sell an entire website, and it is created with Wordpress (or something else that uses a database) then you will need to:
1. Zip the entire website - all files and folders in /public_html/
2. Export and save the .sql file for the database

Once that is done, it is pretty easy to get the site URLs corrected and functioning. The .sql file for the mysql datebase (for example) will contain several occurrences of the domain name or URL that it was installed on (and extracted from). You will need to replace the old URL with the new one that you are installing the website on. Also, make sure the wp-config. file contains the correct database information.
I setup wordpress websites for people every day (ones that are already packed full of the newest SEO-related plugins, the newest release of wordpress and about 30 themes that I love) - and originally I setup each site manually. It would take ages to upload the zip file with the website files within it. I now use a script that takes less than 3 minutes for to install the website. I never heard of this practice being referred to as “site flipping” before but I see people are really getting into it. Maybe I will sell the script
it could save people a lot of time. It is just one simple file.

A crackhead indeed! I did a post about a month back called “teaching a crackhead affiliate marketing” and why having a team of hungry crackheads to run your campaign would ensure you success - providing your reward to them was a giant boulder of crack.

Yeah, they can take long sometimes! As for the transfer, it’s pretty simple, blogs get a little more complicated I would think. I’ve never flipped before, but I’ve had to move sites to new hosts.

Thanks for the info and the kind words. I think I had trouble installing that plugin, but will definately try it again. I really appreciate the insight and will not waste it by not putting it to action.
I am getting there with my meager web skills. But I am lifting the weights of code and slowly figuring it out. Just moved to Wordpress about a month and a half ago. First time working with PHP and I don’t think that I am doing to bad. Glad to see that it is really just an advance HTML, which I am decent at.

Thanks for the advice on the All in One SEO plugin! It is great and I just installed it. That wasn’t the one I had problems with. Nevertheless, it is in and I am appreciative. Don’t think I had come across that one, but I can see what it just did for all my post.
Now if I could figure out how to change my post from that ?=page12 crap to /post title, I would be in the game.
I know what to do, but I cannot get Wordpress to access my .htaccess file and it is driving me crazy. I have the permission set to 666, but just will not work for me. I am going to get because….IT IS A MUST!!!

Hmmm, I never had that issue when changing my permalinks. You may need to check on the wordpress site for some tips. I usually just set it to custom and put in my format lol

@Freddie - Hey Freddie! Glad I could help. The .htaccess file might need to be set to 777. Then after you do that, go into the settings for the Permalinks and choose a permalink structure that you want. I use a custom structure like this: /%postname%/
and it just create a SEO-friendly URL from the name of the post. Then below that it says, “Category Base” - and I put the word “topics” there. So, for my site category pages the URL will be: http://www.honestholly.com/topics/post-name/
I think if you change the permissions to 777 it will work! I will create some posts about this on the site. Not everyone knows about that plugin but it is the best - I have 5000 or something pages indexed since i started using it. Once you go to make a post or page, below the post or page you can add a custom Title, Description and keywords. Always try to remember to do this and it will help a ton!

@Holly - Good info Holly, I didn’t think to tell him to chmod the file to 777, as I didn’t think that was something you’d want on that file. I personally never had to make any chmod changes to setup my permalinks. As for the category base, I don’t think I messed with that at all either. My stuff just shows up as site/categoryname/postname
And I also don’t know whatsup with your comment, I had that happen to one other person before, I don’t know if it’s the comment luv plugin or what, but when I check it in the admin panel none of that junk shows up! lol…ahh well..

Hey Joe! Well, I’m curious to know how many of the websites created to “flip” are sold. I hope you keep us updated. And I want to be a part of the next competition ok!
lol. I love the idea of site flipping, but not if it involves doing a ton of work. That’s the way I did it when I was selling the mortgage sites on ebay. Then, to transfer the site was a nightmare and the buyer would email me asking me for assistance, etc. It becomes way too much work for $20 dollars or $50 dollars. I think there are a lot of markets for this - away from internet marketing. Example: many people have kids, and it is very hard to find a decent wordpress theme or design for a family website or for kids websites (like for a mom who is about to have a child or for documenting the young years of their kid, etc.). So, if you were to create a handful of really nice looking wordpress-based sites, already packed with features, and then sold and re-sold them - you could make a ton of money. Do the work to make the design and have it as you like it, zip it up. Then anytime someone chooses that design, you can install it (I use that install file I think I should start selling
lol) and then it’s setup. Hand it over with an email that explains the basics of getting around. You could optionally offer technical assistance and updates for 10 dollars per year or a set amount per time. You can also require that they use your web host and you can make 90 commissions off each customer - since they all need web hosting. I think it is extremely profitable - even if you gave the site away - if they use the host.

You are right though, very easy outside of the IM niche. The sites are looking good, I think they will all sell, total value of all the auctions is around 400+ so far, and it’s the first day!
Giving the site away for a low price in exchange for using your hosting provider is the way to go, but, you know that already! There are other things you can do like that to get people to sign up for hosting. Offer personal coaching, an ebook, a special video…website setup, so many things to do.

Hey Joe and Freddie, I forgot to mention - after you change your permissions to 777 or 775 for the .htaccess file - THEN change it back to something stronger like 660 or 664. Then no one will be able to access it and the correct settings will be saved to it as well.
